Application process for landlords

  • To begin, simply contact us for an initial consultation. We'll guide you through the required documentation, property evaluation, and our approval criteria.

    If you like to get ahead of the game and start the process, click on 'List Us Your Property' under Property Management and complete the application.

  • You'll need to provide property ownership documents, a valid ID, and any existing lease agreements. Additional documents may be required based on individual circumstances.

  • Our team conducts a thorough assessment of your property's condition, location, and market value to ensure it meets our standards and to determine optimal rental pricing.

Application process for TENANTS

  • Fill out our online application form, submit the required documents, such as proof of income and identification, and we'll proceed with a credit and background check.

  • It varies per landlord, but WRO standard is that tenant's need to provide a government-issued ID, proof of income, rental history, and references. A credit and background check will also be conducted.

  • Typically, the process takes 3-5 business days, depending on the completeness of your application and the speed of the background checks.

  • If your application is not approved, we'll provide reasons for the decision and suggestions for improving your application for future rentals.

Deposits

  • The deposit amount is usually equal to one month's rent, but it can vary based on the property and your credit history.

  • Deposits are returned within 30 days after the lease ends, provided the property is left in good condition and all terms of the lease are met. For more details, please refer to your lease.

  • A deposit refund is contingent on the property being returned in the same condition as at the start of the lease, normal wear and tear excepted, and all lease obligations being fulfilled. For more details, please refer to your lease.

  • Yes, all security deposits are held in a secure, escrow account as per state and local laws, ensuring that your funds are protected throughout the lease term.

Monthly Rent Disbursement

  • Landlords receive their rental income monthly, typically within the first week of each month, via direct deposit or check, based on their preference.

  • In case of late payments, we follow up with the tenant promptly. Late fees as per the lease agreement are applied, and we ensure that you receive the payment as soon as possible.

  • Our rent collection and disbursement services are included in our management fee.


    In case of late rent payments, we follow up with the tenant promptly and apply late fees as per the lease agreement. Importantly, we collect half of these late fees as part of our management. The remaining portion is disbursed to you as the landlord. Our aim is to ensure that you receive the rent payment, including the appropriate late fees, as soon as possible.

HOA Management

  • While We Rent Out (WRO) does not directly manage Homeowners' Associations (HOAs), we facilitate effective communication between landlords and their property's HOA. If your rental property is part of an HOA, we can act as a liaison to ensure that all HOA rules and regulations are clearly understood and followed. We handle communications with the HOA on your behalf, addressing any concerns or requirements they may have. This service aims to maintain a harmonious relationship between your property, the tenants, and the HOA, ensuring compliance and minimizing potential conflicts.

  • In the event of an HOA rule violation by a tenant, we will promptly notify both you and the tenant. Our team will work with the tenant to rectify the situation and prevent future violations. Depending on the terms of the lease and the HOA's policies, any fines or penalties may be the responsibility of the tenant.

  • If the HOA imposes fees due to a tenant’s violation, these fees are typically the tenant's responsibility, as stipulated in the lease agreement. We will facilitate the payment process to ensure that the HOA receives the fees promptly and that the issue is resolved quickly and efficiently.

  • Yes, WRO will act as your representative in communications with the HOA. We ensure that all correspondence, concerns, and negotiations are handled professionally, maintaining a positive relationship between all parties involved.

We ask the Landlords to provide us with their HOA's bylaws and rules beforehand to share with the tenant.
